Interesting Facts about the appraisal aspects of real estate

 

I recently took a class at the local Real Estate Board on the appraisal aspects of real estate. It was called aœMaking Sense of Home Values in this Crazy Marketa. The speaker was an appraiser from DS Murphy, one of the largest appraisal companies in the area.

 

It was a very interesting class and answered many of the questions we had. One answer I was glad to have concerned the impact of landfills on property values. Last month we had a buyer walk away from one of our homes because of the proximity of the landfill in Buford to my subdivision. The land fill has been there for well over 30 years and there are homes and neighborhoods all around the area and as a local resident myself have never given it a thought in all the years weave been in the area. If I were to worry about something in the area affecting my property values I should worry about the State prison that is less than a mile from my house. I can actually in good faith and conscience state that I have only noticed an aroma from it no more than 3 times in almost 30 years living in the area.

 

So I asked the appraiser teaching the class, what affect if any would a landfill have on a property as value. He asked me if the subject property backed up to the landfill and I replied aœno it is about a mile and a quarter away. The inspector as response was a quick No. As long as the property does not about the landfill property then there is no effect on the home value. He went on to explain that even if the home was across the street from a landfill there would be no hit to the home as value at all.
